This one really makes you think about how it's played. Two important things to
keep in mind on this one, 1) They have 2 strong guitar players in the group and
2) Like a lot of bands, they play it differently live. 
It's possible that Kurt played an alternate tuning in the studio to drone the F
note under the intro but more likely it's either second guitar or a part that he dubbed.
seems to really be reaching for the high C note (19th fret) in the solo which
is way up in the cutaway on a PRS. He'd be playing that note a full step down
if the high E were tuned to F.
Also in the video, I see him double up his fingers as he slides up the neck
play the first note(s) in each phrase...looks to me like he's playing a double
stop to fatten it up a bit. See Live Intro below. The Alt Intro sort of lumps
all of the above into one.
Your guitar should be tuned to Eb with the high E tuned up a half step to F.
Except for the Live Intro which is standard Eb. The electric guitar is playing
bar chords. Keep the high E muted if you're using the alternate tuning. 
Jason's acoustic is tuned to Eb. In the main video for the song, he's playing
without a capo but in the Walmart video mentioned above, he's at Capo 2 playing
first position chords.
The second chord in this progression is often tabbed as a Major chord but it's
a Xsus2 chord which is a little darker sound...check out the solo acoustic at
the end of the song, you'll hear it there.
